HomeMy WebLinkAboutCover Letter12/15/2025 Dear Little Rock Planning Department and Planning Commission, I am writing to request a variance for a detached garage on my residential property in the Duvall's Addition of the Pettaway neighborhood (220 E 191h St). I would like to build a Large, detached garage with dimensions of 24' wide and 33' long. I have been made aware that this is over the currently allowed size for a detached garage in my neighborhood and I am thus requesting a variance. The approval of this variance would allow myself and my family enough space to use the garage for all our desired purposes. Currently we park our vehicles on the street, which causes congestion as our neighbors also park on the street. Trash and recycling trucks and other large vehicles have a difficult time maneuvering along our portion of 19th street due to many cars being parked along the road. In addition to using the garage to park our two vehicles, we plan to use the garage to store our family's four bicycles, our lawn equipment, our holiday decorations, tools, and camping supplies. Approval of this variance would allow us to use the garage for all of these purposes. If we are only allowed to build a detached garage with the currently approved size of 375 square feet, we would not be able to park our cars in the garage and also use the garage for storage. Newer model cars are Longer than ever. My new, mid -size SUV is 16' long and nearly 7' wide. A garage with 375 square feet would be about 19' wide by 19.5' long. This would allow for only 3.5 feet of space to maneuver around the front and back of the vehicle, meaning we would have no room for storing our bicycles, lawn equipment, tools, etc. believe this variance will align with my community's interest and will contribute positively to the neighborhood. It will allow us to remove two cars from the street, providing more access to other vehicles and people using the road. Additionally, I believe that it will match other detached garages in the neighborhood. One of my neighbors has a garage that faces 191h Street and is approximately 24' in width. Lastly, a garage depth of 33' will perfectly match the depth of our house on the west side and will create a cohesive look to the property. Thank you so much for your consideration.
