RE: 5423 Country Club Blvd, Little Rock, AR 72207
Dear Mr. Jordan,
I respectfully request that you take my concerns into consideration for the above
mentioned Zoning Variance. I have included a copy of email correspondence with the
owner, a list of my concerns and recent photos for your review. I also emailed these
concerns to the department on March 3, 2026 but am trying to simplify them with bullet
points.
My main concern is privacy and safety as a widow living alone. If the Davises would
commit to not adding windows to the south side of the proposed building overlooking my
backyard, pool and home, I would not object to their proposed building.
Please let me know if you have any questions or need more information.
Respectfully,
Cheri McKelvey

I have attached materials related to my neigh bors'variance request for your review. Key
points I would like to highlight are:
INCONSISTENT PLANS and NOTICES
I only became aware of the proposed variance after receiving the certified notice
requesting a "reduced rear setback". Neither Clint nor Sarah Davis contacted me
beforehand to discuss their plans but they sent texts to other neighbors.
The survey and plans that were emailed to me differ from the materials submitted to the
Board of Adjustment. They emailed a smaller version to me. (see attached)
According to a conversation with our neighbor, Nan Selz, the Davises'text described
building a garage attached to their home with yard space for their children and dog. A
bedroom above the garage was not mentioned.
The survey currently being used also shows a sidewalk that was removed by the Davises
last year and replaced with grass. The sidewalk along my house will end at their proposed
garage.
PRIVACY AND SAFETY
• My primary concern is privacy and safety. The location and height of the proposed
structure could allow direct views into my backyard, pool area, and the rear side of my
home, which has multiple windows in my living room and bedroom.
Their boys constantly climb the fence and onto the top of my neighbors building peeping
into our backyards and homes. (see attached photo)
There has previously been a situation involving contractors removing sections of my fence
without my knowledge or permission, which adds to my concern about communication
and property boundaries. The Davises told the contractor it was approved by me to build
their 8-9' fence but it was not.
PROXIMITYTO ELECTRICAL INFRASTRUCTURE
I would also appreciate clarification regarding allowable construction distances from the
nearby electrical pole. The proposed garage location appears close to this utility area, and
construction will require removal of an existing tree.
I have lived in my home since it was built in 1993 and value my privacy and safety,
especially since I am a widow and now live alone.
® If the variance is approved, I respectfully request that any new structure be designed so
that no windows overlook my backyard, pool, or directly into my home.

It will be the same roof line as the main house. As far as renderings, that is the only drawing we have as
the architect recommended approval before spending time/money on plans. Unfortunately, yes the tree
would have to come out, but it keeps dropping large branches so not sure of its longevity. We will try to
position windows so that your privacy is not impacted. I will say it will be our oldest sons bedroom and
despite all efforts to get him to open his curtains each day they remain ctosed:).....As for when we will
start, I am honestly not sure. We don't have plans yet, so maybe 3-6 months from now. And as for how
long it will take, I am unsure about that too. The plan is to live at the house during the construction, so I
am hoping not terribly long.

Having a garage open to the street will be easier for you to use. 5o it will start at the sidewalk for the
garage opening? Will it be higher than the existing building? Will there be any windows overlooking my
backyard? Guessing the tree on the side yard will be coming down? When do you plan to start and how
Long will it take for demolition and new construction? Do you have an artist rendering of how it will look?

Hey Cheri!
Here is what we submitted to the city. FYI - The new proposed garage will 3-4 feet further off the
property line than the existing garage. Having a garage that opens to the street will atlow for a backyard,
and this would give me the ability to add an additional bedroom.(which I need) ... Should be dramatically
prettier for you to look at vs the current structure. Painted brick to match the house..No window units!..=)

This is what we submitted to city. Tell
Her currently we are 3 feet off and we will now be 8-9 feet off. Also that we hope she will find it prettier to look at,
and it will not have window units.
