HomeMy WebLinkAboutCover LetterDear Members of the Little Rock Planning and Development Board, We are writing to respectfully request a zoning variance to allow an increase to the rear setback on our property at 5423 Country Club Boulevard. Our family includes four sons and a small dog, and due to the current setback limitations, we do not have the ability to create a safe, enclosed outdoor space. At this time, we are unable to install a secure fenced -in area, which has resulted in ongoing safety concerns —particularly with our dog frequently getting out and limited outdoor space for our children. Currently, there is a detached structure on the property that was previously used as a guest house. As part of this request, that structure would be removed entirely. Its removal would result in greater rear setback from the property line than what currently exists. The proposed variance would allow us to create a modest, enclosed outdoor courtyard that provides safety, privacy, and functionality for our family. In addition, it would allow us to thoughtfully reconfigure the home to increase one bedroom, which we urgently need to accommodate our fourth son. Additionally, we would like to note that in 2023, the property was granted a right- of-way abandonment for the 15 feet along the south side of the lot. As part of this abandonment, the sidewalk was removed. However, this change is not currently reflected on the existing survey, which may give the impression that the lot dimensions and setbacks are more constrained than they truly are. This abandonment effectively increased the usable width of the property. All improvements would be tastefully designed, consistent with the existing home and surrounding neighborhood, and would not negatively impact adjacent properties. We are committed to maintaining the integrity, appearance, and standards of the neighborhood while making our home safer and more functional for our growing family.
