Commission Members,
The proposed Eastside Auditorium Lofts Development would renovate and historically
restore the Eastside Auditorium building located at 1400 Cumberland, Little Rock,
Arkansas, into a mixed -income multi -family housing development, providing both
affordable and market rate loft units for individuals as well as families. It will serve as a
"Phase II" to the Eastside Lofts next door.
The development calls for a total of 34 loft style units (18 one bedroom, 12 two bedroom
and 4 three bedroom) in the basement and floors 1-3 of the main building. Additionally,
tenants will have access to a laundry room, community facility, and a leasing office to be
shared with Eastside Lofts. Tenants will have their own on -site parking. There will be
considerable interior renovation to the main building in order to provide for the lofts
spaces. This includes a new elevator servicing all floors and a complete replacement of
existing mechanical, electrical and plumbing systems.
One of the major benefits to the district and the neighborhood will be the use of Historic
Tax Credits as a primary funding source. Due to the requirements of the Department of
the Interior, the building will be restored according to the Department's Standards for
Rehabilitation. Thus ensuring no alteration to the original fagade.
The Eastside Auditorium Lofts Development will infuse approximately $3 million into
the surrounding neighborhood. We believe this development will have a very positive
cultural and economic effect to the community as well as spur additional single-family
homes leading to the overall growth of the neighborhood.
All parking will be provided on site and will consist of 44 spaces including handicap
parking and appropriate access ramps, as per Capital Zoning District requirements. The
parking lot will be located in the northern portion of the property as shown in the
site/parking plan. The parking lot will be landscaped to meet beautification requirements
of the City of Little Rock.

THAT Bell -Corley Investments, LLC, an Arkansas limited liability company (hereinafter
called GRANTOR), for and in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable consideration, in hand paid by The ARC Arkansas, an Arkansas non-profit corporation
(hereinafter called GRANTEE), the receipt and sufficiency of which is hereby acknowledged, does
hereby grant, bargain, sell and convey unto the said GRANTEE, and unto GRANTEE's successors
and assigns forever, the real property situated in Pulaski County, Arkansas (the "Real Property") as
more particularly described as follows:
Lot 2R, Block 20, Original City of Little Rock, Arkansas.
TO HAVE AND TO HOLD said Real Property unto the said GRANTEE and unto
GRANTEE's successors, and assigns forever, with all improvements thereon and all rights, privileges,
appurtenances and hereditaments thereunto belonging.
And GRANTOR hereby covenants with the said GRANTEE that GRANTOR will forever
warrant and defend the title to said Real Property against all claims and encumbrances done or
suffered by or through it, but against none other.
