3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND TO ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 TEETER PROPERTY GROUP— STR-2 — PD-C, LOCATED AT 3011-B W.
6 MARKHAM STREET (Z-8779-C), CITY OF LITTLE ROCK,ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK,ARKANSAS;AND FOR OTHER PURPOSES.

10 THEREFORE, NOW, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
11 CITY OF LITTLE ROCK,ARKANSAS.
12 Section 1.That the zoning classification of the following described property be changed from C-
13 3,General Commercial District,to PD-C Planned District—Commercial:
14 Z-8779-C - DESCRIBED AS THE EAST 45.63 FEET OF LOT 24, LESS AND
15 EXCEPT THE EAST 5 FEET, BLOCK 2, C.S. STIFFT'S ADDITION TO THE
16 CITY OF LITTLE ROCK,PULASKI COUNTY,ARKANSAS.
17 Section 2. That the preliminary site development plan/plat be approved as recommended by the
18 Little Rock Planning Commission.
19 Section 3. That the change in zoning classification contemplated for Teeter Property Group from
20 STR-2 to PD-C, located at 3011-B W. Markham Street, is conditioned upon obtaining final plan approval
21 within the time specified by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
22 Section 4. That this Ordinance shall not take effect and be in full force until the final plan's
23 approval.
24 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
25 Rock,Arkansas, and designated district map be and it hereby amended to the extent and in the respects
26 necessary to affect and designate the change provided for in Section 1 hereof.
27 Section 6.Severability. In the event any title,section,paragraph, item, sentence, clause phrase, or
28 word of this resolution is declared or adjudged to be invalid or unconstitutional, such declaration or
29 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
30 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
31 ordinance.

1 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
2 with the provisions of this resolution, are hereby repealed to the extent of such inconsistency.
