Project Description with Conditions listed:
1) Columns on Front Porch
a) Replace two (2) rotted columns on front porch with composite columns with Doric caps and bases of same
diameter as existing. Note: North column was previously replaced with inappropriate sized capital.
b) Re -install existing handrail in same position as before.
c) Caulk (as needed), prime, and paint all new materials and exposed wood of existing handrail and porch.
2) Porch Beam
a) Remove sag in box beam spanning between two columns on front porch by removing back of box beam
(towards house) and inserting wood and steel plate within existing box beam interior void. Replace exterior
wood of box beam on bottom and back side with same size lumber as existing.
