The Renaissance Corporation proposes to construct a four —unit condominium project
on a 67' by 140' site it owns in the 1300 block of Cumberland. This property is
within the boundaries of both the MacArthur Park Historic District and the Mansion
Area of the Capitol Zoning District.
The units have been tailored for sale to young professional singles and couples who
want to reside near their downtown offices, but have been unable or unwilling to
undertake a restoration project in order to have their own home. Each townhouse
will be two and a half stories high and approximately 1200 square feet in size. On
the first floor will be an enclosed garage, entry foyer, dining room, and kitchen.
Upstairs, there is a living room, master bedroom, bath, and a loft space which may
function as a study or an additional bedroom.
The building achieves harmony with its historic setting through its vertical
orientation, variable massing, steep roof pitches, large windows, weatherboard siding
with corner moldings, chimneys, and moderate setback from the street. The
principal elevation faces to the north, where it is plainly visible to the one—way,
south —bound traffic on Cumberland Street.
The site improvements include screening fences at the east and west setback lines, a
one —lane drive through to the alley, additional occupant parking in front of each
garage, the retention of existing foliage at the site's perimeter, and additional
plantings around the structure. The purchase price for each townhome is expected to
be between $55,000 and $65,000.
The architects for these condominiums are Witsell, Evans & Rasco. Their offices,
located next door at 1302 Cumberland, won an American Institute of Architects
award for design excellence in 1963. The general contractor for the project is
Thomas Harding Construction, an experienced apartment builder.
