Also attached is the minutes and a sketch that was included in the item. Many new owners probably aren't aware of all the benefits they receive from buying a strucuture in a historic district. And, these benefits can be significant points. For example, new owners should know that the appearance and character of your neighborhood is protected by local ordinance. Any exterior changes to the structure need to be approved by the committee before work starts. Because neighborhoods in historic districts are stable, refined and protected, real estate there tends to maintain and increase its value slightly better than property in non -historic districts. As a result, new owners won't have to worry about the value of their property declining in the future due to incompatible architectural features. There are many benefits to home ownership in a historic district. There are also tax benefits to ownership in a National Register Historic District. You may be eligible for a state income tax credit (Act 498 of 2009). There's a lot of good information in the Guidelines, so you might want to pick up a copy.
