Attached is a copy of two surveys of areas jointly requesting annexation to the City of Little
Rock. The annexation request is scheduled to be heard before the Planning Commission at
the December 11th meeting.
The area proposed for annexation encompasses approximately 20.78 acres, located at
14600, 14617, & 14621 Kanis Road.
According to the Little Rock Land Use Plan, the sites are designated for Commercial and
Residential Medium Density uses. Both sites are accessed via Kanis Road, which is
classified as a Minor Arterial on the Master Street Plan with an Alternative Design. The
southwestern property is predominantly wooded and undeveloped, with a 670 foot
unnamed stream running across the front of the property. This site has four unoccupied
structures located in the northern corner of the property near Kanis Road, these being:
single-family residential dwelling, mobile home, and two accessory buildings. The
northeastern site is 0.19 acres and contains a single-family residential dwelling. The
properties are outside of floodways.
The future intended use for the southwestern property, at this time, is medium-density
residential development between six and twelve units per acre. The northeastern property
intends to retain its current use. No formal plats have been submitted and none will be
formally reviewed until the property is officially annexed, in accordance with Act 314 of
2025.
Please provide an estimated public costs to service this land.
