Dear Commissioners:
The attached application for Certificate of Appropriateness is being submitted by Michael Puckett
and Troy Deal. (agents for the purpose of the application and the eventual home -owners) The Purpose
of our application is to obtain approval for a new construction project at the corner of 9th and
Cumberland. We have been residents of downtown Little Rock for over 9 years, and are very excited
about building a house that will allow us to continue to call Downtown our home.
This development will consistofa one-story single family structure. The projectwill bean approximately
2,300 sq. feet house serving as our primary residence. As owners of ZIN urban wine and beer bar,
located at 300 River Market Ave., we are fully invested and committed to downtown Little Rock's
revitalization effort. We are confident that building a new home on an existing lot will definitely be a
terrific addition to the community.
The home itself will be constructed using current materials and building trends. It will feature
contemporary design elements and materials applied to a one-story plan. While contemporary in
style, effort has been made to incorporate elements such as a front porch to specifically address both
how the front of the house presents itself to the street and neighboring structures. The design will
not mimic historic properties. To the contrary, this new construction will be clearly discernible as'new'
and reflect the technology, building materials and design ideas of the present era. In addition the
design will provide a bridge to the many eclectic styles that are represented within one block radius
of the structure. (a commercial building directly across Cumberland, a High-rise directly across 9th
street, and several other parapet style structures, see attached examples)
We are pleased to be engaging with you on the project. We feel that not only will the construction of
a new home on 9th and Cumberland be an exciting and beneficial endeavor for us, but also for the
neighborhood.

Dear Commission:
Attached are revisions for the application for Certificate of Appropriateness for the New Construction
project at 901 Cumberland. We are excited to present considerable changes that adress the concerns of
the comission.
Included are:
1. Perspective drawing as seen from NW corner of 9th and Cumberland
2. Cumberland street elevation with neighboring structures
3. 9th Street elevation with neighboring structure
Specific Changes that have been made are:
Cumberland Street side:
- Height of front porch raised to 3' - the same as neighboring structures
- Length of front porch increased by 100% to address relationship to overall structure width
- Columns have been added to better relate to typical historic building elements
- Windows have been added creating more rhythm
- Window shape changed to be a small lite over a larger lite - similar to those used on adjacent
structures
- overall height of structure increased
- Porch ceiling height more closely aligns with adjoining structures
- Roof will only have 2 differing heights
9th Street Side:
- Side Door added to better relate to front facing neighboring structure
- Side door cover / extended overhang created to match height and sight lines of neighboring Structure's
porch
- Architectural elements (downspouts) designed specifically to create rhythm
- overall height of structure increased

application will be held by the Historic District Commission in the Board of Directors Chambers,
City Hall, second floor, 500 W. Markham Street on (date) H,,t-k 1 94 z,-Woo at 5:00 p.m.
ALL PARTIES IN INTEREST MAY APPEAR and be heard at said time and place or may notify
the Little Rock Historic District Commission of their views on this matter by letter. All persons
interested in this request are invited to call or visit the Department of Planning and
Development to review the application with Commission Staff.
Instructions for applicant. Please return the completed form and signed affidavit, UNCUT, to staff no later than
five (5) days prior to the public hearing. Mail the top portion "Notice of Public Hearing" to provide ten (10) days
notice prior to the public hearing date.
