Dear Mr. Price,
Please find attached our submittal to the Little Rock Board of Adjustments requesting a variance
to allow a reduced rear yard setback at 55 Pinehurst Circle.
Our request is based on our client's desire to extend their rear covered porch to create a more
livable outdoor area. The new covered porch will be 23'-8" from the rear property line for the
majority of its length, and 17'-8" from the rear property line at its closest point (at the stairs).
The existing house on this property is set back 100'-0" from the front property line, making
available area in the rear yard unusually limited.
Given the significant distance of the existing house from the front property line, and the further
constraint of the rear utility easement, we believe this is a reasonable request.
