Markham Street, Little Rock, AR 72201 Subject: Request for Setback Variance - 3701 Old Cantrell Road, Little Rock, AR 72202 Dear Members of the Planning Commission, I am submitting this request for a variance from the City of Little Rock's setback requirements to allow for the construction of a covered porch at our property located at 3701 Cantrell Road, Little Rock, AR 72202. The proposed porch will extend approximately 8 feet into the 25 foot building setback, exceeding the current allowable limit under city code. The addition is necessary to provide a safe and accessible entrance for guests and staff, and to improve overall functionality and compliance with ADA accessibility standards. Currently, due to the planned new building layout, it is not possible to achieve a true ADA-compliant entrance without requiring individuals to pass through the kitchen area —an arrangement that presents both safety and operational challenges. The proposed porch would enable the construction of an exterior ADA-accessible entrance directly into the dining area, providing safe and equitable access for all patrons. The property's configuration and existing structure placement create a unique hardship that prevents compliance with the current setback requirement while still allowing for an accessible and code -compliant entry. The proposed porch design has been carefully planned to maintain neighborhood character, avoid visual or light disruption, and complement nearby properties. In addition, the restaurant currently lacks a proper main entrance that does not route guests through one of the two existing outdoor dining areas. The new porch would establish a defined and accessible primary entry point for all guests, as well as create a much more aesthetically pleasing facade on Old Cantrell Rd. We respectfully request that the Board consider this variance based on the necessity of establishing a true ADA-accessible entrance and the good -faith effort to balance accessibility, safety, and neighborhood aesthetics.
