COA REQUEST: Install roof with new pitch in the rear and repair exterior
PROJECT BACKGROUND, DESCRIPTION AND ANALYSIS: The subject property is
located north of I-630, across from MacArthur Park, on the west side of Commerce Street; it is
the second structure from the 9th Street corner. It is listed in the architectural inventory for the
district as an 1890s structure and as noncontributing, due to the degree of changes. The owners
purchased the property recently; in addition, they own three properties in the historic district.
The structure is a triplex that has operated for such for several years. Interior repairs are being
made and a central heat and air system is being installed as part of the improvements. Exterior
repairs, as listed on the application, are: new decking and shingles; for the front porch, the
replacement of rotten wood and reinstallment of a missing column; and repairs to windows.
The exterior work does not exceed the normal repair work allowed by the city ordinance.
NEIGHBORHOOD IMPACT AND REACTION: All structures on this side of the block
have sideyard setbacks that are small, creating a closer proximity to one another. There is also a
slope on this block with the structures being above street grade on both 9th and Commerce
streets. There is a two and a half storied structure to the west of the subject property, which
provides visual screening. At the time of distribution, there were no objections to this project
request either in writing or by phone.
STAFF RECOMMENDATION: It is the recommendation of staff that the project request be
approved with the following condition:
♦ should be project scope change in any fashion in terms of material, massing, scale,
profile and size, that staff will be notified and appropriate actions taken
