By Linda S. Caillouet It's been there for 152 years. But it ncight not last anodtcr 152 days. A "For Sale" sign has resided in the weed -filled front yard of the Walters-CutTan-Bell House at 615 E. Capitol Avenue for about four years. Its C c::? W , g, g n y set at $125,000 and later raised to $200,000 after the US Post Of- fice moved in across the street, has garnered no takers. Amid months on the market and fractured fancily ties, Curran Hall crumbles. But it will come down in one fell swoop if some of its owners have their way. They believe the house is a hin- drance, that the property would old make sell faster with the house gone. On September29, David Couch, an attorney with Dover& Dixon who is representing the Averell Reynolds Tate Trust, applied to the Historic District Commission foracertificate of appropriate- ness to demolish the Greek Revival resi- dence, one of only n handful of ante-bellum structures remaining in Little Rock. The house, built in 1843, is thought to have been designed by Gideon Shryock, the designer of the Old State House and one of the country's foremost Greek Revival ar- chitects. Originally built for Col. Ebenezer Walters and his wife Mary, the liome's othet owners have included James Moore Curran and his wife Sophia, the daughter of Wil- liatic Fulton, the last Arkansas Territorial governor and the state's first US senator; and Mary Eliza Bell, the daughter of Arkan- sas Gazette founder William E. Woodruff. "It's an absolutely phenomenal house," says a realtor who specializes in historic properties. And it was home to Averell Tate for 87 years. She was born in the house and lived there until a broken hip four years ago forced her to move to a nearby apartment, It . was then she agreed to form the trust, com- prised of herself, her daughter, Joan Huot of Massachusetts., and her son, Fred Tate of Horne California. Tate said she wasn't notified prior to Couch's request fordcmolition and it came as a surprise to her. "I'm not involved in this at all," she said." I think it's pretty darn rotten." She said if the house was demolished, she'd be "niad and disgusted." But she believes $200,000 is a fair asking price for the house and land. "It's an impor- tant historic structure. All those floors are cypress and of veneer quality," she said. According to Couch, Averell Tate has ..no legal recourse." Tate's daughter re- fused to comment, saying only, "It's been a very difficult decision. The house has been in the family since 1884." "My client can't afford to restore the house," Couch said. "And the land under- neath it, in our opinion, is worth $200,000. I'or years, a snarl of wild greenery has hidden the crum- bling antebellum home and site of downtown Little Rock's future Visitors' Information Center. But what might tool: like weeds are some of the property's most valu- able assets — the 100-plus-year- old plants in the yard. History is rooted there. ` hj! house, built in 1843, is at 615 E. Capitol Ave. City workers h,n e L•zgun preparing the house for rector- Lion, which will benin as soon as money is raised. It is expected to cost up to $700,000 and take a year to complete. Pro- tective fences have been put up and windows and doors boarded. But there's been no random clear cutting. A city attorney and members of the Pulaski County Cooperative Extension Service's Master Gar- dener program have been work- ing to make sure the desirable greenery isn't chopped and lopped by city workers. Arkansas Territorial Restora- tion Executive Director Bill Worthen explained why the 1 rraink-BeHose La's histurwical r plants at Curran Hall are valued by historians. "'There are cuttings from a number of old roses brought here by William Woodruff and his wife and other early pioneers of the city," he said. "It's a genealogical thing. These plants are descen- dants of the oldest community of plants." About 10 years ago, a local hor- ticulturist surveyed the property with the help of Averell Tate, now 88. Tate was born in the home and lived there until 1993 when the declining health that had prevent- ed her from maintaining the prop- erty and yard forced her to move out. 1'11e result of the survey was a list of nearly 300 plantings of about 70 different flowers, shrubs and trees, along with the history of their origins. At the time, their combined retail value was $23,821. Tate, whose great-grandfather was Arkansas Gazette founder William E. Woodruff, is a member of one of Little Rock's oldest fam- ilies. And her family tree has farn- ily trees. Many of the plants were put on the property by'rate's grandmoth- er, Mary Eliza Woodruff Bell. "People in Little Rock used ta: swap plants," Tate once said: "And when they'd tear down an; old house, people would call one- another to let them know what, plants were available." The survey included six .crape myrtles along Capitol Avenue,' planted in the '30s from root stock, of old plants at the Gill residence; that once stood across the street.
