Box 3232 Little Rock, Arkansas 72203 Re: Parking Lots for Curran Hall Visitor Center John Gill Comments Dear Mr. Travis: Rauff showed me the changes that John asked to be made and while two of them are no problem, the other two may be. We have, for example, changed the plans to show the tree to be saved and changed the parking lot striping from yellow to white. Repairing/rebuilding the brick sidewalk poses a possible construction and budget problem and changing the configuration of the exit from the Sixth and Ferry lot poses a potential problem at the Planning Commission that we should discuss at your earliest convenience. Rebuilding the brick sidewalk poses a possible problem because of the uncertain condition of the bricks. From our examination, a number of the bricks are of questionable quality. Rebuilding the sidewalk will require removing the bricks, preparing and repairing the subgrade and replacing them. One concern is that a number of the bricks may not be of sufficient quality to be put back in place thus requiring replacement bricks from some other source that we are not aware of. Additionally, we anticipate that repairing the brick sidewalk will cost $25 to $30 per square foot while the concrete sidewalk will be about $5 per square foot. Changing the configuration of the exit at the Sixth and Ferry lot will, we believe, cause potential problems at the Planning Commission. Removing the island will not only reduce the amount of landscaped area, it will also cause the curb radius to be shifted south onto the adjacent property owner's land. Both of these issues will likely result in adverse comments from our Planning Department and the Public Works Department has always opposed allowing a turn radius to encroach on adjacent property. The curb radius issue also puts our Department in a potential conflict because, as the applicant, we will be presenting the project to the Planning Commission and at the same time making negative comments on the application. Because of this, I suggest that someone else from our team such as you, John Greer, or John Gill speak on the application if necessary. Please give me a call so that we can discuss these issues.
