HomeMy WebLinkAboutHDC2006-016 Letter To LrHDC & Adjacent Property Owners From Todd Raney City Homes, LLC 11/20/2006November 20, 2006 Re: 519 East Capitol ( Rainwater Building) Dear Little Rock Historical District Commission & adjacent property owners: City Homes, LLC is proposing minor renovations to the exterior of the Rainwater Apartment building as part of its conversion into condominiums. Over time the exterior character of this building has been preserved with the exception of a stairway addition that was added in the late 1970s. We propose adding a three-story porch addition with an elevator on the south side. The addition will be approximately 13 ft. 6 in. X 16 ft. 8 in. There will be a mechanical room adjacent to the elevator on the ground floor and balconies on the second and third floors. Existing triangular windows will be removed. The new fagade of the building will match adjacent patterns on the exterior of the building. The existing stucco and beaded board pattern will be continued on the new addition. The existing roof will be removed and replaced with a composite red clay tile covering all of the steep -pitched roofs. The existing low-pitched roof and new elevator addition will have a torched down roof similar in color to the new composite tile roof. As part of the upgrade and repairs to existing windows on the building, the developer has indicated that twelve existing steel windows will be replaced with wood windows. The addition of wood windows to the east fagade would improve the overall appearance of the structure. We will also remove the casement windows as indicated on the elevation drawings and install beaded board to match existing. This change will add symmetry to the fagade and much needed functionality to the interior living space. The existing stairwell to the basement will remain in its current orientation and the existing handicap ramp will be modified to meet code requirements. Sincerely, Todd Raney City Homes, LLC
