7 ARKANSAS,AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK,ARKANSAS;AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zone classification of the following property be changed from R-4, Two
13 Family Residential District,to PD-C, Planned District- Commercial:
14 Z-10189—DESCRIBED AS PART OF THE NW1/4 SW 1/4 NE1/4, SECTION
15 15, T 1-N, R-12-W, CITY OF LITTLE ROCK, PULASKI COUNTY,
16 ARKANSAS,DESCRIBED AS FOLLOWS: BEGINNING 270 FEET NORTH
17 AND 181.5 FEET EAST OF THE SW CORNER OF SAID NW1/4 SW1/4
18 NE1/4;THENCE EAST 198.5 FEET;THENCE NORTH 64.5 FEET;THENCE
19 WEST 198.5 FEET; THENCE SOUTH 64.5 FEET TO THE POINT OF
20 BEGINNING,CONTAINING 0.29 ACRES,MORE OR LESS.
21 Section 2. That the preliminary site development plan/plat be approved as recommended by
22 the Little Rock Planning Commission.
23 Section 3. That the change in zoning classification contemplated for A & S Rental Properties —
24 STR-2 — PD-C, located at 2910 Broadway Street (Z-10189) is conditioned upon obtaining final plan
25 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
26 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
27 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
28 necessary to affect and designate the change provided for in Section 1 hereof.

30 Section 5.Severability. In the event any title, section, paragraph item. sentence, clause, phrase, or
31 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
32 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and

1 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
2 ordinance.
3 Section 6. Repealed. All laws, ordinances, resolutions, or parts of the same that are inconsistent
4 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.

3 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE
4 CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
5 ZONING MAP OF THE CITY OF LITTLE ROCK,ARKANSAS;AND FOR
6 OTHER PURPOSES.

8 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
9 CITY OF LITTLE ROCK,ARKANSAS.
10 Section 1. The zone classification of the following property shall be and is hereby changed
11 as indicated:
12 Z-10193 —DESCRIBED AS PART OF THE NE1/4 SE1/4, SECTION 32, T 1-
13 N, R-12-W, IN THE CITY OF LITTLE ROCK, PULASKI COUNTY,
14 ARKANSAS, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
15 BEGINNING AT THE NW CORNER OF SAID NE1/4 SE1/4, THENCE
16 SOTUH 383.2 FEET TO THE POINT OF BEGINNING; THENCE EAST
17 400.00 FEET; THENCE SOUTH 56 FEET; THENCE WEST 400.00 TO THE
18 WEST LINE OF THE SAID NE1/4 SE1/4; THENCE NORTH 56 FEET TO
19 THE POINT OF BEGINNING. SUBJECT TO THE RIGHT OF WAY OF
20 JAMISON ROAD: FROM "R-2" SINGLE FAMILY DISTRICT TO "R-7A"
21 MANUFACTURED HOME DISTRICT (EAST SIDE OF THE 8200 BLOCK
22 OF JAMISON ROAD).
