We propose to replace all loose and damaged shingles using matching asphalt shingles. There are several areas of leakage causing water damage to wails and interior floors. Repair of existing roof will be priority. 2. Replace fascia boards `-'Many of these boards are rotted aid are damaged from animals burrowing or making nests. All fascia boards will be replaced at time of roof repair. 3. Replace soffit boards — Many of these boards are similarly rotted and damaged. All soffit boards will be replaced at time of roof repair. �d4. Front Walk- A trip hazard exists on the front walk. We propose to repair cracks and level C� existing walk -way. Front walk will be kept in its existing place using smooth concrete . 5. Grounds - The grounds are littered with construction debris and trash/litter. We propose to start clean-up immediately and dispose of debris and litter. A construction dumpster will be rented and used for the duration of rehabilitation project. �t ire i ems. 6. Slope - There is gentle sloping of the lot, particularly on the left side of the house and' back left side of house causing drainage problems around the foundation. We propose to level the entire lot to shift drainage away from foundation, particularly in those areas noted above. 7. Green Space — The green space between the street and sidewalk will be retained. Grass will be kept trimmed and tree branches will be trimmed so as not to interfere with overhead utility lines. S and S Renovation, LLC Proposed Alterations to 308 East Daisy Bates Drive Lot 5, Block 48, MacArthur Park Historic District Exterior siding of house - There are many areas of rotted, damaged and missing boards around the entire structure. We propose to remove all damaged and rotted wood boards and replace with rough cedar boards of same size and shape. We plan to keep the exterior wood siding consistent with what is currently on the house. After all damaged and missing boards are replaced, we will scrape old paint and apply two coats of exterior paint. All new fascia and soffit boards will be painted at that time. In addition, the siding wood trim (sill) around foundation will be replaced and painted. Finally, all foundation bricks will be repaired or replaced in a manner that is consistent with the original foundation and will be in accordance with the building inspector's recommendations. All exterior foundation bricks will be painted. 2. Foundation — The foundation structure has settled in some areas and has been damaged by water in other areas. As noted before, leveling of entire property is needed to control water entry into crawl space. Additionally, several piers will be repaired and replaced. Finally, sill plate that is damaged, rotted and missing will be replaced and painted. Foundation brick will be repaired and painted. 3. Front porch - The front porch has several areas of cracked and chipped concrete. The original columns were removed and the porch roof is propped by 6x6x9 wood posts. We propose to repair all damaged areas of porch using concrete and replace three (3) wood columns across front of porch and add decorative wood railing around edge of porch. Wood ceiling, columns and railing would be painted. Decorative/functional light fixtures will be added to each side of the front door. Recessed lighting will be added to porch ceiling for added safety. Finally, the concrete steps leading up to porch will be repaired (cracks) and repainted. Decorative railing would be extended down stairs. 4. Windows — There are 27 windows in varying states of disrepair. Most significantly, from an energy conservation standpoint, they are all single -paned windows. We will be renovating with a goal of making this home as energy efficient as possible while maintaining historical perspective inside and out. We propose to replace existing windows with energy efficient double -paned windows. Wood frames would be replaced and original wood trim will be re- painted and replaced. We propose to add a second window to front of house and smaller accent windows to great room (double windows). Windows will have grids added to upper panes for a less austere look. 5. Fencing — Large portions of rear yard privacy fencing is missing or damaged. We propose to repair and replace damaged boards keeping fence existing color and style. This fence is six feet and composed of flat boards in a single row. 6. Backyard deck — The existing deck is rotted and damaged. We propose to remove current deck and construct a new deck that will extend across the back of the house. The deck will be accessible through a back door located in the kitchen. The width of the deck will be narrowed so as to leave more yard space. Steps will be constructed to allow access to the deck from the back yard. 7. Doors — The front door and wood trim will be repaired and repainted. A side door has been added but will need to be replaced. Finally, a door will be replaced in the kitchen area to allow access to outside deck. 8. Gutters — There are no rain gutters on this house. Rain gutters would be added for drainage. 9. French drains — As noted in the house inspection report, water drainage has caused damage to foundation structures. In addition to leveling property, french drains will be added to divert water damage from structure. 10. Grounds- At the completion of the renovation, garden beds will be placed around the structure to allow for planting of shrubs, small trees. Im®�[III� �Rock ric District i 4 May 2000 Minutes, Page 2 The second Certificate of Appropriateness (COA) application for consideration was: Applicant: Christopher Pratt Address: 308 East 14th Street Request: Rehabilitation of structure into a single-family home (Deferred request) The owner presented the request to rehabilitate and convert the structure into single-family; this request was deferred due to the need for detailed information. The HVAC unit proposed for the rear roof will be relocated to the west side in the rear, by the first unit. Computerized drawings of each facade and a revised listing of nine items were presented. The computer drawings depicted each elevation after rehab and photos depicted the existing condition of the structure. Greer reviewed the itemized listing individually: window replacements; storm windows; door and window openings; shiplap siding repair; HVAC units; and gutter repair. There was lengthy discussion relating to the shiplap siding on the southwest corner of the west facade, or roughly one -quarter of the elevation. It is different sized siding and does not match the existing siding on the facade (4" versus 3 "). Discussion focused on repair work and LRHDC's role in deciding the level of detail, such as siding width, in preserving architectural integrity. Specific windows were discussed in terms of retaining or eliminating the openings. The HVAC unit proposed for the rear roof will be relocated to the west side in the rear, by the first unit. Computerized drawings of each facade and a revised listing of nine items were presented. The computer drawings depicted each elevation after rehab and photos depicted the existing condition of the structure. Greer reviewed the itemized listing individually: window replacements; storm windows; door and window openings; shiplap siding repair; HVAC units; and gutter repair. There was lengthy discussion relating to the shiplap siding on the southwest corner of the west facade, or roughly one -quarter of the elevation. It is different sized siding and does not match the existing siding on the facade (4" versus 3 "). Discussion focused on repair work and LRHDC's role in deciding the level of detail, such as siding width, in preserving architectural integrity. Specific windows were discussed in terms of retaining or eliminating the openings.
