Dear Brian,
Please find enclosed the list of proposed alterations to 308 East Daisy Bates Drive; Lot 5, Block 48 in
the MacArthur Park Historic District including an addendum regarding front porch.
1. Exterior siding of house - There are many areas of rotted, damaged and missing boards
around the entire structure. We propose to reinove all damaged and rotted wood boards and
replace with rough cedar boards of same size and shape. We plan to keep the exterior wood
siding consistent with what is currently on the house. After all damaged and missing boards are
replaced. we will scrape old paint and apply primer and exterior paint. All new fascia and
soffit boards will be painted at that time. In addition, the siding wood trim (sill) arowid
foundation will be replaced and painted. Finally, all foundation bricks will be repaired or
replaced in a manner that is consistent with the original foundation and will be in accordance
with the building inspector's recommendations. All exterior foundation bricks will W painted.
2. Foundation — The foundation structure has settled in some areas and has been damaged by
water in other areas. As noted before, leveling of entire property is needed to control water
entry into crawl space. Additionally, several piers null be repaired or replaced. Exterior finish
of repaired piers will match existing piers. Finally, sill plate that is damaged, rotted and missing
will be replaced and painted. Foundation brick will be repaired and painted and exterior finish
will match existing finish.
3. Front porch - The front porch has several areas of cracked and chipped concrete. The original
columns were removed and the porch roof is propped by 6x6x9 wood posts. We propose to
repair all damaged areas of porch using smooth concrete and replace three (3) coltutttru across
front of porch and acid decorative wood railing around edge of porch. Wood eeilin ,, columns
and railing would be painted. Concrete porch will be painted porch gray. Decoralive!Amctional
light fixtures will be added to one side of front door. Recessed lighting will be added to porch
ceiling for added safety. Finally, the concrete steps leading up to porch will be repaired
(cracks) and repainted. Decorative railing would be extended doom stairs.
4. ❑ Windows —There are 27 windows in varying states of disrepair. Most significantly, from an
energy conservation standpoint, they are all single -paned windows. We will be renovating ►vitl3
a goal of making this home as energy efficient as possible while maintaining historical
perspective inside and out. We propose to replace existing windows with. energy Efficient real
double -paced windows. These double -paned Ni,i do,,vs will be mztai-clad.Wood frames will be
replaced and orig nal wood trim will be re -painted and replaced. Lastly, we propose to remove
u indow that is currently under smirwwll and replace with wood siding. This particular window
will be in closet space and is a security cone=. We few that someone could enter through this
window and hide in the closet putting occupanmihousehold items at risk.
5. Fencing -- Large portions of rear yard privacy fencing is missing or damaged. We propose to

repair and replace damaged boards keeping fence existing color and style. This fence is six feet
high wid wtnposed of flat boards in a single row. One gate will be maintained on alley side and
another gate added to northwesr corner (see survey).
6. Doors — The front door and wood trim will be repaired and repainted. A side door has
previously been added but will need to be replaced. This door will be in the northwest corner of
structure. We propose to add a porch cover over this door with columns for support similar to
design of 1978 photo. Finally, a door will be replaced in the kitchen area to allow access to
outside deck.
7. Gutters — There are no rain gutters on this house. Rain gutters would be added for drainage.
S. Concrete steps — We. propose to remove the concrete steps on the southwest corner of this
house as they are not providing entrance to house.
9. Driveway — We propose to add a smooth concrete driveway that would measure 48 feet long.
There is already a curb out indicating a driveway has previously existed. The driveway would
extend from curb cut to door in the northwest corner.
10. Grounds- Landscaping will be added at the completion of the renovation.
II. Addendum to front porch — depending on construction and cost feasibility, we propose to
place wood boards over concrete porch Door and concrete steps leading to porch. The columns
and railing would stay the same as previously proposes. These wood boards would match wood
boards in porch ceiling.
