Dear Ann:
Per your request, enclosed is a summary ofthe cast overruns on the C. Pratt property located at 308
E. 14th Street, Little Rock, Arkansas. The renovation project began on May 4 2000, and to date
bas a deficit of,or is over -budget by $1.1,620.00.
1. Kitchen - Back wall and floor had to be completely rebuilt and all seal plates and floor
joists replaced and rebuild foundation and piers.
2. Electrical and plumbing were to be brought up to code, however, had to be: completely re -wired
and new plumbing installed.
3. Living Room -repair and replace floor joist and foundation supports.
4. Den - replace laminated beaus and ceiling of den to support upper floors.
5. Main entry stairway - floor supports had to be replaced.
6. Roof - had to replace entire top of front porch and completely re -roof back of snoops.
7. Due to deterioration and water retention, it was necessary to completely remove the plaster and
lathe thrvagb out the entire house. Labor and disposal coots skyrocketed.
