8/MASONIC ADDITION
CATEGORY IV
I. STATEMENT OF PURPOSE
Bylites home since 1990 was stuck and heavily damaged by the
storms of 21 January. The property owners would like to restore as much
of the 1908 structure to its original appearance and rebuild the 1950s
addition to a more cost efficient and attractive structure.
II. PROJECT DESCRIPTION
A. Restoration of the original 1908 stucture with replacement of roof,
window sashes and window visable from the outside. Restoration of the
interior to office standards. Rebuilding of west end of 1950s addition to
remove 16 feet of damaged building and replace with a sheer brick wall
with a 12 x 12 loading door, hidden from the street by a 12' tall wooden
privacy fence.
B. Construction could begin immediately and be completed by last of May
31, 1999.
C. There should be no impact on adjacent property.
D. No anticipated impact on the neighboorhood.
ATTACHMENTS: copies of registered mail returns to adjacent property
owners, proposed scope of work, elevations of proposed changes to
western exposure
3. REPAIR CONSTRUCTION:
a. Construct new roof framing over the southwest comer ofthe ori&al building (see
Drawing #1). Trim back broken rafter ends to a uniform lime and nail on new
rafters supported by a new ledger connected to the parapet wall. Install new
plywood roof deck and roofing.
b._ Re -position the three sections ofwood framed partition walls on the east end of
the balcony. Repair the center section as required.
c. Repair the ridge beam and any damaged rafters in the clerestory roof framing.
4. EXTERIOR REPAIRS TO ORIGINAL BUILDING.
a. Repair or replace parapet wall coping, if matching coping is unavailable.
b. Install new membrane roofing over the clerestory roof
c. Repair any damage to existing roofing on the lower section of roof surrounding the
clerestory.
d. Replace all broken window and door glass.
e. Re -set the two windows pushed out of south wall at the balcony level.
£ Reinforce the southwest comer of the parapet wall with a permanent steel brace.
g. Repair masonry in the southwest comer of parapet wall. This will require
remoVmg the outside course of bricks in the cracked section, cleaning the bricks,
and -re-laying the brick comer.
h. Repair pipe handrail on front porch.
5. EXTERIOR REPAIRS TO ADDITION:
a. Re -roof entire roof with fiberglass shingles. Replace wet or tom rigid insulation.
b. Repair any damaged fascia.

PROPOSED SCOPE OF STRUCTURAL AND COSMETIC REPAIRS TO THE
BYLITES BUILDING

1. DEMOLITION AND CLEAN-UP:
a. Demolish and dispose of all building materials except the concrete floor slab in the
west end of the addition. This section is about 15 ft. x 65 ft. (see Drawing #1).
b. remove, clean up, and store all salvageable items as directed by Owner.
c. Remove and dispose of all debris inside both buildings, on the roof of the original
building, and on the outside property.
2. NEW CONSTRUCTION:
a. Construct temporary wall at the location of the second wood arch (see Drawing
b. Construct new 6 in. high base curb with 6 ft. concrete door ramps and steel
framed end wall to enclose the new opening at the newly created end of the
addition (see Drawing #2). Wall to consist of one new 12 x 12 roll -up truck door
(motorized), painted aluminum siding, and RI 1 blanket fiberglass wall insulation.
Framing to consist of two W 12 x ? columns and 6 in. cees on 4 ft. centers. Cees
to be framed between the columns and the wood arch. Columns to be anchored to
emsting slab with mechanical expansion anchors.
b. An alternate design to the new wall would be concrete block with brick veneer.
This would probably require a new wall footing.
c. The final design of the new wall must be approved by the Quapaw Quarter
Architectural Review Committee.

c. Paint repaired areas.
d. Replace broken window blinds.
7. - INTERIOR REPAIRS TO ADDITION:
a. Tuckpoint CMU joint crack in horizontal joint about 8 ft. above the floor in the
north wall
b. Fill new separation with repair mortar between CMU wall and door frame in north
wall.

The Public Hearing will be February 11, 1999 at 5:00p.m. We are required to notify all
