To whom it may concern:
On 25 February 2011, I purchased the property at 316 E IIth Street using an FHA 203K
rehabilitation loan. The total budget for the rehabilitation is $57,931.
The intended use for the property is a home business. I have owned and operated the
Little Rock Bow Shop, a specialty violin shop, from various homes in the Quapaw
Quarter for four years. The plans for the building are to have a workshop in the front for
my repair shop and a small one -bedroom apartment in the back to live in.
Proposed interior renovations aim to convert the former commercial space into a
residential space by updating plumbing and adding a full kitchen and bath. Exterior work
will help to preserve the building's original character and create a more functional
residential space.
The mortar in the building's brick facade needs extensive repointing. My contractor Paul
Lambis will match the original type 10 mortar in strength, composition, color, and
texture, and will apply it using a consistent raked style. He will also re -crown the top of
the facade.
Currently the fenced side yard is only accessible from the sidewalk on the building's
south side. The proposed renovation is to install a 3'x9' steel framed glass panel door
inside the side yard's 9-foot privacy fence that is of similar dimension to the front entry
door.
Any original bricks removed for the door installation will be re -used to repair
deteriorated or unoriginal bricks from a previous repair attempt at the building's front
entry.
