HomeMy WebLinkAboutHDC2011-018 Final Actionslf :��i✓ LITTLE ROCK HISTORIC DISTRICT COMMISSION Property Owner: Address of Property DEPARTMENT OF PLANNING AND DEVELOPMENT Matt Pekar 312 East 11 th Street 723 West Markham Street Little Rock, Arkansas 72201-1334 Phone: (501) 371-4790 Fax: (501) 399-3435 HDC11-018 Project Description with Conditions listed: 1) Roofing a) Remove multiple layers of asphalt roofing. b) Install plywood or chipboard decking. c) Reroof with three tab shingles. d) No changes will be made to the roof pitches, gables, or valleys except as listed: i) On lean-to structure on the east side of the building, change pitch of roof so that the break in the roof line occurs just below the Fascia boards on the main gable as shown in attached photo. Fascia and soffit on lowest point of roof pitch to remain the same. Extend wall siding to match on north side of lean-to structure. This is only permissible since the roof pitch is not visible from the street. See attached photo. 2) Trim Boards and Siding Repair a) Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape and profile. b) Caulk, prime, and paint. 3) Trim Boards around Windows a) Remove damaged trim boards and replace with boards of same dimension, shape and profile. b) Wood should be pressure treated wood for durability. c) Caulk, prime, and paint after stucco repair has been completed. 4) Chimney a) Replace missing bricks as needed on top of chimney to match existing pattern. b) Use Type N mortar with joint to match existing. c) An optional cap of galvanized metal, painted to match color of brick, may be installed on top of chimney to cap it. 5) Brick Repair at Front porch a) Replace missing bricks as needed to match existing pattern. b) Use Type N mortar with joint to match existing. c) Reapply parch coat to match existing. 6) Glass replacement a) Replace cracked or missing glass with same thickness and color. 7) Front Porch Repair a) Remove rotted porch flooring and replace with tongue and groove decking. b) Replace any rotted or damaged porch support floor joists. 1 of 2 c) Replicate square portions of column bases and reuse turned circular portions of column base. Column bases may be different heights in order to reflect uneven settling of porch and house. 8) Screen door Replace screen in front screen door with aluminum fabric (not nylon or other non-metallic fabric).
