We humbly submit this application for a Certificate of Appropriateness on behalf of 65X LLC and HOAK
LLC, for the property located at 408 Booker St, Little Rock AR 72205 a project consisting of an existing 3-
unit existing structure. This project is being submitted for consideration under the short-term rental (STR-
2) for non- owner -occupied structures. Subject properties are currently used as a duplex rental unit with
accessory dwelling unit in the rear, and we are requesting alternate use as short term rental units to
provide maximum flexibility when address the housing needs of the community.
Legal Description of Property:
408 Booker Street, Little Rock, AR 72205. The South 46 and 2/3 feet of Lot 1, Block 3, Hick's Subdivision
of Boone's Addition to the City of Little Rock, Pulaski County, Arkansas.
HOAK LLC as the owner has contracted with River Rock Realty as a property manager has been
managing rental units since 2023 and currently oversees 24hour emergency and routine response on all
rental units. Additionally, the property management office is within a 5 minute walk to the location to
address immediate needs of guest.
