You will still need to meet your perimeter and street buffer requirements. It's only the interior areas used by trucks and
perimeters adjacent to other industrial sites where the requirements do not need to be met.
And yes, the trees moved out of the easement can be counted. It looks like the farthest distance between any trees is
around 100 feet. This is still within the perimeters of the code. Even if it is a little further than 100' 1 believe we can work
with you due to the existing easement.
Sec. 15-99. Exceptions.
Industrial sites shall meet the landscape requirements with the following exceptions:
(1) Industrial yards and compounds used for storing materials, manufactured products, equipment, truck loading
and unloading are excluded from interior landscape requirements.
(2) Industrial sites adjacent to other industrial sites are not required to provide perimeter planting strips outside of
the front yard setback.
Sec. 15-96. Perimeter planting strips.
(b) Massing is permitted as long as trees are spaced not more than one hundred (100) linear feet apart including
width of driveway.

Tracy -
Can you take a look at this very draft form of this industrial site? We understood the employee parking was all that is
needed to be landscaped- which is the area that is currently shown with interior landscape. All other parking is for
trucks.
There is an Entergy Transmission easement that limits the tree locations of the perimeter landscape along Industrial
Parkway- so I placed additional trees along the entry drive. Will those trees count? Please let me know if you see
anything else that needs to be addressed.

Yes, because you will need to meet your street buffer requirements and then the landscape requirements for buffers. In
addition if you are screening a parking area (regardless if it is exempt from the interior requirements due to being zoned
industrial) shrub material will need to be provided at 3' on center.
Sec. 36-522. Buffers required.
(4) Industrial uses. These uses shall provide land use buffers where abutting any use or zoning except industrial.
Street buffers shall be required in all instances
b. Street buffer. All sites developed, modified or enlarged shall provide street buffers as follows:
1.All street property lines at six (6) percent of the average depth of the lot;
Sec. 15-102. Treatment of land use buffers.
(a) Requirements for landscaping in land use buffers shall be the same as perimeter landscaping.
