NOTES:
1. CONTRACTOR SHALL VISIT SITE AND CONDUCT THOROUGH SITE INVESTIGATION WITH DRAWINGS PRIOR TO
BIDDING THE SITE PACKAGE.
2. EVERYTHING WITHIN PROPERTY LIMITS TO BE REMOVED AND LEGALLY DISPOSED BY CONTRACTOR.
3. CARE SHALL BE TAKEN TO PRESERVE ALL SET SURVEY MARKS/BENCHMARKS ON SITE DURING DEMOLITION ACTIVITIES.
4. PROVIDE SILT FENCING AND HAYBALES ALONG PERIMETER OF SITE/DISTURBED AREA WITH APPROVED ANCHORING
SYSTEM TO PREVENT EROSION RUNOFF.
5. PROVIDE RAINGAUGE ON SITE TO MONITOR AND RECORD RAINFALL EVENTS AND PROVIDE "ADEQ" MAILBOX WITH
RAINFALL EVENT RECORDINGS KEPT IN IT.
6. PROVIDE TEMPORARY GRASS SEEDING AND MULCHING IN ALL DISTURBED AREAS TO PREVENT EROSION RUNOFF.
7. CONTRACTOR TO COORDINATE WITH ALL UTILITIES FOR UTILITY DISCONNECTIONS.
LANDSCAPING NOTES
1. ALL LANDSCAPING SHALL COMPLY WITH AND BE PROTECTED AS PER CITY OF LITTLE
ROCK LANDSCAPE ORDINANCE (Sec. 15-100). WHEEL STOPS, AND/OR CONCRETE CURB
AND GUTTER WILL BE REQUIRED BETWEEN VEHICULAR USE AREAS AND ANY TURF
OR PLANTING AREA.
2. IN ACCORDANCE WITH THE ZONING ORDINANCE (Sec. 36-342.1 - UU Urban Use District),
STREET TREES A MINIMUM OF THREE-INCH CALIPER SHALL BE REQUIRED. THE TRESS SHALL
BE LOCATED A MINIMUM OF TWO (2) OFF THE BACK OF A CURB AND SHALL BE THIRTY (30)
FEET ON CENTER AND NO CLOSER THAN THIRTY (30) FEET TO A STREET INTERSECTION
WITH A WATER SOURCE PROVIDED. THE TREE CANOPY SHALL BE MAINTAINED AT LEAST
EIGHT (8) FEET ABOVE THE SIDEWALK.
3. ALL LANDSCAPED AREAS OF THE SITE SHALL BE CONSTRUCTED WITH AN AUTOMATIC
SPRINKLER IRRIGATION SYSTEM AS PART OF THE LANDSCAPING SUBCONTRACT. IRRIGATION
TO COVER 100% OF ALL LANDSCAPING AREA.
4. ALL SITE PERIMETER TREES SHALL PROVIDE AN (8) EIGHT FOOT HEIGHT CLIMB
CLEARANCE EXCEPT MULTI -TRUNK SPECIES, WHICH SHALL BE INSTALLED AND MAINTAINED
AS NOT TO CREATE OBSTRUCTIONS TO VEHICULAR OR PEDESTRIAN TRAFFIC.
5. GENERAL CONTRACTOR SHALL PROVIDE SCHEDULE 40 PVC SLEEVING 4" OR 6" UNDER ALL
DRIVES AND PAVED AREAS FOR IRRIGATION PIPING. SLEEVING SHALL BE BURIED A MINIMUM
OF 18" BELOW GRADE AND THE ENDS OF THE SLEEVES CLEARLY MARKED BY THE GENERAL
CONTRACTOR AND SHALL EX -END OUT A MINIMUM OF 18" PAST ANY CURB OR PAVING.
6. PROVIDE MULCH AND EDGING IN ISLANDS AND AROUND BASE OF ALL LANDSCAPED AREAS
AROUND NEW PARKING LOT PERIMETER.
7. DUMPSTERS OR TRASH CONTAINMENT AREAS SHALL BE SCREENED AND GATED. THE SCREEN
SHALL EXCEED THE HEIGHT OF THE DUMPSTER OR TRASH CONTAINMENT AREAS BY AT LEAST
2 FEET NOT TO EXCEED 8 FEET TOTAL HEIGHT.
8. THE CITY BEAUTIFUL COMMISSION RECOMMENDS PRESERVING AS MANY EXISTING TREES AS
FEASIBLE ON THIS SITE. CREDIT TOWARD FULFILLING IANDSCAPE ORDINANCE REQUIREMENTS
CAN BE GIVEN WHEN PRESERVING TREES OF 6 INCH CALIPER OR LARGER
9. PRIOR TO RELEASING FOR PERMIT, A FRANCHISE AGREEMENT MUST BE OBTAINED FROM
LITTLE ROCK PUBLIC WORKS PLACE LANDSCAPE MATERIALS IN THE PUBLIC RIGHT-OF-WAY.
