Rodney Parham Ana, Your landscape plan looks good and can be brought into compliance with minimal changes which include but may not be limited the following. ■ Trees will need to be added adjacent to the Breckenridge right-of-way. ■ Trees need to be specified at a minimum 2" in caliper or 1 %" in caliper with a minimum of 3 canes for multi - trunk trees. ■ An automatic irrigation system is required for all sites over one acre and noted "An automatic irrigation system shall be provided for all new landscape areas and provide 100% full coverage." For sites under one acre that do not incorporate an automatic irrigation system hose bibs shall be graphically represented on the plan and noted "A water source for landscape irrigation shall be located no further than seventy-five (75) feet of all plants or turf." ■ Crape Myrtles can be used in the landscape but will no longer be accepted by the City of Little Rock to meet any tree requirements. Also, upon further review I have noticed that the northwest and the southwest perimeters do not meet the minimum nine foot width. Initially focused of the North Rodney Parham street buffer I neglected a full review of the property line locations and the associated perimeters. Since this project is a 100% reconstruction all current codes must be met. This includes a minimum nine (9) feet wide perimeter planting strip and the associated required plant materials along any side of a vehicular use area that abuts adjoining property. In addition since the proposed perimeter planting strip is less than half of the required nine (9) foot width Staff may not be able to support a variance request of this significance. Rodney Parham Ana, After reviewing the proposed site plan for 10201 N Rodney Parham it was determined that a landscape variance would need to be acquired for the development to be constructed as shown. However, there could be a plausible option of making modifications that could bring the site closer to compliance and possible approval at Staff level. First, if one of the parallel parking spaces is removed from the north side of the property your 9' landscape strip would remain intact. However, this would lower your parking quantity below the minimum requirement of 45. and require a variance from the Board of Adjustment. Since there is existing parking in close proximity to the site is it possible to reach an agreement with the adjacent property owner for the use of one space? Also, all other landscape requirements will need to be met which will include but are not limited to the following. • Eight percent (8%) of the vehicular use area must be designated for green space; this green space needs to be evenly distributed throughout the parking area(s). The minimum size of an interior landscape area shall be one hundred fifty (150) square feet for developments with one hundred fifty (150) or fewer parking spaces. s Trees shall be provided at the rate of one (1) tree for every twelve (12) parking spaces. Landscape must be installed for all buildings at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. A minimum of one (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. Let me know if you would like revise the site plan and resubmit this for further review. Since the requirements are almost within acceptable limits I would like to try and resolve any issues at Staff level before moving to the variance process. If you still feel that your client would prefer to acquire a variance let me know and I will send the application and instructions to begin the process. Thank you, D. First, if one of the parallel parking spaces is removed from the north side of the property your 9' landscape strip would remain intact. However, this would lower your parking quantity below the minimum requirement of 45. and require a variance from the Board of Adjustment. Since there is existing parking in close proximity to the site is it possible to reach an agreement with the adjacent property owner for the use of one space? Also, all other landscape requirements will need to be met which will include but are not limited to the following. ■ Eight percent (8%) of the vehicular use area must be designated for green space; this green space needs to be evenly distributed throughout the parking area(s). The minimum size of an interior landscape area shall be one hundred fifty (150) square feet for developments with one hundred fifty (150) or fewer parking spaces. a Trees shall be provided at the rate of one (1) tree for every twelve (12) parking spaces. Landscape must be installed for all buildings at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. A minimum of one (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. Let me know if you would like revise the site plan and resubmit this for further review. Since the requirements are almost within acceptable limits I would like to try and resolve any issues at Staff level before moving to the variance process. If you still feel that your client would prefer to acquire a variance let me know and I will send the application and instructions to begin the process. Thank you, D.
