THE LITTLE ROCK CITY BEAUTIFUL COMMISSION
ON AN APPLICATION FOR LANDSCAPE VARIANCE
TO ALL OWNERS OF LAND lying within 200 feet of the boundary of property at:

ADDRESS: 414 E. Capitol
GENERAL LOCATION: North side of the 400 block of East Capitol Avenue bounded by Rock Street on the
west side and River Market Avenue on the east side.

NOTICE IS HEREBY GIVEN THAT an application for landscape variance(s) on the above property
has been filed with the Plans Development Administrator, Department of Planning and Development,
723 West Markham, requesting variance(s) from:
(1) The Chapter 15 _ provisions of Section_15-96. Perimeter planting strips.
of the Little Rock Code of Ordinances to permit: A reduction and the removal of a portion of
the landscape Perimeter strip along the north boundary of the property to less than the nine
9 feet as typically required.
(2) The Chapter 15 provisions of Section Sec. 15-97. Interior landscape areas
of the Little Rock Code of Ordinances to permit:
a A reduction in Interior landscape areas to less than the required eight 8 ercent of an
vehicular use area containing twelve 12 or more parking spaces.
b A reduction in the minimum size of an interior landscape area to be less than the
required one hundred fifty 150 square feet for developments with one hundred fifty 150
or fewer Parkin s paces.
c A reduction in the number of required trees to be included in the interior landscape
areas at the rate of one 1 tree for every twelve 12) parking spaces.
A public hearing on said application will be held by the Little Rock City Beautiful Commission on
September 4th 2014 at 11:30 a.m. The meeting will be held at the Little Rock
City Hall, Board Chambers, 2nd Floor, 500 West Markham Street.
All parties in interest may appear and be heard at said time and place or may notify the City Beautiful
Commission of their views on this matter by letter. All persons interested in this request are invited to
call or visit the Plans Development Administrator, 723 West Markham, 371-4864, to review the
application and discuss same with the staff.

A variance may be granted by the City of Little Rock upon written application accompanied by
the appropriate plans and specifications from the property owner, or his authorized agent. In
granting a variance, the City Beautiful Commission shall impose such requirements and
conditions, as the Commission may deem necessary for the protection of adjacent properties and
the public interest.
