OWNED BY: Wellington Plaza LLC NOTICE IS HEREBY GIVEN THAT an application for landscape variance(s) on the above property has been filed with the Plans Development Administrator, Department of Planning and Development, 723 West Markham, requesting variance(s) from: (1) The Perimeter Planting Strip provisions of Section 15-96 of the Little Rock Code of Ordinances to permit: the OwneriDevetoper to install a lesser number of trees than requireO for the perimeter of the development effected by the existing 100 foot Entergy utility easemeni. If you could add a few more shrubs it should bring everything into compliance considering the requested variances are approved. The following list the areas that will need the additional shrubs. This can be corrected if you scale your shrub symbols down to a 3' diameter circle, you should then be able to fit the required number of plants (circles) on the plan. ■ South of the entry drive between the back of the curb and ROW; a minimum of (18) screening shrubs is required for this area. (1 shrub for every 3 linear feet). The plan now shows (12) shrubs. Add (6) an additional plants in this area. ■ North of the entry drive between the back of the curb and ROW. After deleting the plant material from the 20 ft. access drive there is approximately 27 linear ft. that will need to be screened. (1 shrub for every 3 linear feet). The plan now shows (5) shrubs. A minimum of (9) screening shrubs is required for this area. Add (4) additional plants in this area. • North perimeter; there is approximately 200 linear ft. of vehicular use area adjacent to the perimeter. (20) shrubs are required for this area (3 shrubs for every 30 linear feet) The plan now shows (15) shrubs. Add (5) additional shrubs to this area. ■ The south perimeter is in compliance; no additional plants are required. ■ Building shrubs; (4) shrubs are required for each 40 linear ft. of building that abuts public parking. There is approximately 160 linear ft. of building that meets this description. (16) shrubs are required to meet the building requirements. The plan now shows (11) shrubs. Add (5) additional plants to the building landscape area. ■ Specification for sod is "Tifway 419 (Hybrid Bermuda) ■ Irrigation needs to be addressed. An irrigation system shall be required for developments of one (1) acre or larger. For developments of less than one (1) acre a there shall be a water source within seventy-five (75) feet of the plants to be irrigated. Since the development is less than (1) acre the irrigation system is not required. If an irrigation system is to be installed provide a note on the plan stating "an automatic irrigation system shall be provided for all landscape areas and provide 100% full coverage. If a system is not going to be installed show and note the hose bib locations and provide the note, "Automatic landscape irrigation system is not provided. No landscape area is farther the 75 feet from a water source." Once you have made the above corrections please return a PDF of the revised landscape plan as soon as possible. I will then send this to the CBC Commissioners so they can review before next week's meeting and familiarize themselves with the project. Let me know if you have any questions. Thanks, D. However, I will review closer tomorrow. I may suggest that the plant material being removed from the additional easement in the parking lot be placed elsewhere on the site. Only 25% of the landscape requirements can be transferred. You may be getting close to that number since your original request included a transfer of the required trees from the easement to the existing plant material. D.
