Approvals: Landscape Architect or Owner's Representative shall approve plant materials, and hardscape materials prior to installation for conformance to specifications, placement, and quantities. Landscape and/or Irrigation Contractor(s) shall coordinate all activities with the Owner, General Contractor, Project Engineer or other on site coordinating authority throughout the landscape/irrigation system construction process. 2. Quality: Plant quality and selection shall be in compliance with the plant materials list and in accordance with the latest standards set forth by the American Nurseryman's Association and the Arkansas State Plant Board. Deliver plant materials to site with identification labels attached or certification of size, species. and variety by supplier. Plant materials with broken limbs, scarred or scrapped trunks, and loose root balls or loose in their containers will not be approved. 3. Quantities: The contractor is responsible for verifying site measurements and plant/construction material quantities. In the event of conflict, notify Owner, General Contractor, Project Engineer or Landscape Architect. 4. Alternate Varieties: When alternate varieties of trees and shrubs noted in the plant materials list are selected, they shall comply with the specifications for the originally specified plant. Trees and shrubs indicated on the plan shall be of the same variety when optional varieties in the plan', materials list are selected unless approved by Landscape Architect. 5. Plant Material Installation: Install all trees and shrubs in accordance with the details shown on the plan. Specifically, install all shrubs 1 inch above finished grade of bed. Install all trees 1 inch above finished grade of bed or lawn. (see planting details) 6. Drainage: All site grading shall comply with the Engineering Plans. For Landscape installations, place new soil and soil mixes; lightly tamp to compress; fine grade in accordance with the Engineering Plans or in the absence of engineering plans, use the following schedule: a) Shrub beds: Provide positive drainage away from buildings and toward walks, drainage channels, or lawn. Fine grade to create a finished slope of 10:1 (10' H to 1' V) or as specified on the Engineering drawings. Finished grade of soil shall be at least 4" lower than finish floor elevation. b) Lawn areas: Provide positive drainage away from buildings and toward walks, drainage channels, or lawn. Fine grade to create a finished slope of 10:1 (10' H to V V) or as specified on the Engineering Drawings. Finished grade of soil shall be at least 4" lower than finish floor elevation. 7. Planting Soil: Due to the poor onsite soil conditions, planting soils shall meet the following standards: a) Imported top soil shall be free of all weeds, grass, rocks, roots, and construction debris. Test imported top soil. Amend as recommended by Pulaski County Extension Service. Submit test results and proposed amendment samples to landscape architect. b) SuperSoil shall be composed of a mixture of a minimum of 40% compost and 60% imported topsoil mechanically blended and delivered to the site for direct placement in beds. c) Use SuperSoil to fill beds that have groundcover plants (e.g. Liriope). d) Shrub Planting Beds: Use a 1:1 SuperSoil/site soil mix e) Tree Pits: Use a 1:1 imported top soil/site soil mix. 8. Site Conditions: It is anticipated that the site has unfavorable planting conditions. On site soils are likely to be clayey, stony, and mixed with construction debris and/or compacted for construction of buildings and parking lots. a) Groundcover Planting Beds: Excavate bed a minimum of 12 inches below finish grade and remove debris for placement of SuperSoil. Grade planting bed in compliance with the engineering drawings . b) Individual shrubs: Excavate a minimum 2' x 2' x 2' pit and return excavated soil to pit. Excavate shrub planting hole per detail and mix Super Soil with site soil at a 1:1 ratio in shrub planting hole and install shrub in loosened pit soil. C) Tree Planting Pits: Excavate a minimum 4' x 4' x 4' pit and return excavated soil to pit. Excavate tree planting hole per detail and mix top soil with on site soil at a 1:1 ratio in tree planting hole and install tree in loosened pit soil. d) Lawn Areas: Excavate 3" below finish grade to remove all grass, rocks, roots, and construction debris from area to be sodded, Replace with imported top soil and soil amendments and blend well. Lightly tamp to compact and fine grade in accordance with the engineering plans. 9. Sod Placement: Install sod in all disturbed areas or as directed by the Landscape Architect or Owner's Representative. Install sod pieces with tight joints between sections. Roll as needed to achieve a smooth, evenly graded, lawn surface free of gaps, cavities, holes, or uneven areas. Match the elevation of adjacent surfaces. Trim edges to a smooth line. Irrigate sufficiently to establish sod. 10. Irrigation system: Install Frost Proof Hose Bibs as shown on the landscape plan in compliance with the requirements of the City of Little Rock Landscape Regulations. (Max. 75' from trees and shrubs.) OR Install an Automatic Irriqation System: Landscape Contractor shall design and install an automatic irrigation system. General Contractor shall install sleeving (double, 4", Schedule 40, PVC pipe, sealed at each end) under all new pavements to accommodate irrigation system (see landscape plan). Mark the location of sleeves for future reference. Coordinate location of irrigation meter, irrigation control box, and electrical supply with General Contractor or Owner's Representative. General Contractor or Owner's Representative shall provide properly sized and code compliant water meter and/or water connection for irrigation system and electrical connection for irrigation controller. Design and adjust system to keep over -spray off of buildings, pavements and other site elements. Landscape Contractor shall demonstrate full coverage performance of irrigation system for approval by Landscape Architect, General Contractor or Owner's Representative prior to acceptance, and shall demonstrate operation of system to Owner's Representative when delivering operation manual and warrantees. 11. Steel Edging: Provide and install Col -Met ® steel edging (min. 12 ga.) or approved equal. Provide matching painted stakes or hooks as needed to firmly set edging material in clean, sharp, straight lines as shown on plan. Edging height: shall be 1" above lawn. 12. Mulch: Install shredded hardwood bark mulch 3" deep in all shrub and groundcover beds. Depth shall be measured after mulch has been watered. Cover tree basins and soil rims with 2" of mulch. "Tuck" mulch behind steel edging and behind curb to reduce erosion. (See Detail) Do not place mulch on top of groundcovers, shrubs, shrub branches, or within 1" of tree trunks and shrub or perennial crowns. 13. Alternate construction techniques or details may be suggested by contractor for approval by the Landscape Architect to ease construction time and cost to the Owner if the proposal will achieve the same results. 14. Utilities: Call Arkansas One Call, Inc. (501-833-8045) prior to construction for the location of utilities that may be affected by installation of landscaping or irrigation system. Call Arkansas One Call if prior markings have been destroyed. Locate, flag, and protect existing irrigation heads, valves, electric systems, sleeves, drainage. and other existing on site improvements prior to construction. In the event of damage to utilities or eisting systems that are to be preserved, Landscape/irrigation contractor shall repair the damage at his expense, 15. Guarantee: Guarantee all work performed under this contract for a period of one year.
