Hunt 109 Pearl Avenue, Little Rock, AR 72205 Dear Mr. Moore: Enclosed is the PZD Application for our client, Joseph E. Hunt, the owner of 109 Pearl Avenue, Little Rock, AR 72205. Mr. Hunt is submitting the application in hopes of the property being approved under the STR-2 zoning designation for non -owner occupied short- term rentals under Section 36-599, et seq. (the "Short Term Rental Ordinance"), of the City's Code of Ordinances. I am enclosing the following materials: 1. An affidavit executed by Mr. Hunt authorizing me to act as his agent for this application process. 2. Two copies of a survey of the property, which I understand can serve as the site plan needed by your office. The survey was performed by Brooks Surveying, Inc. on January 22, 2024. 3. An Information Sheet for Subdivision, PZD's, Zoning or Subdivision Site Plan Reviews for 109 Pearl Avenue, Little Rock, AR 72205. The single-family home located at 109 Pearl Avenue, Little Rock, AR 72205 has been in place for quite some time, and my client does not plan to make any structural changes to the home. In searching the property records related to Lot 20, Block 4, Young's Park Addition to the City of Little Rock, Pulaski County, Arkansas, back to 1903, a bill of assurance for this property was not located. It appears Young's Park Addition is typical of subdivisions platted in the early 1900s. I am also enclosing a check made payable to the City of Little Rock in the amount of $200, which I believe to be the necessary application fee under the Short Term Rental Ordinance.
