I am the property owner and Raekwon Yates is the authorized agent for this application. The property in question has been utilized as a short-term rental on platforms such as Airbnb, benefiting both local business and the community at large. After the destructive tornado we experienced in March of this year, we were able to provide housing for a family whose home and belongings had been destroyed. Due to our location near Baptist Health Hospital, we have also frequently provided lodging for traveling nurses and medical professionals. Military members on assignment at Camp Robinson have also stayed at our property for periods of time. Since the new city ordinance passed, we have used the property as a long term rental, but would like to resume use as a short term rental as soon as possible. As responsible property owners, we screen our applicants thoroughly. We do not accept guests with no reviews or poor reviews. We do not accept reservation requests from locals who are attempting to book for a single night as this is a likely sign that they may have the intent of hosting a party. These practices have allowed us to prevent any disruptive guests from staying at our home. We have not received any complaints from neighbors. We are committed to preserving the peace of the Kanis Village Community. The purpose of this request is to bring our property into full compliance with the city's zoning regulations and to support the responsible and sustainable development of short-term rental properties in the area. Our property already meets the legal and structural requirements for such use.
