Less and Except: Starting at the Southwest Corner of Lot 8, Block 9, Braddock's Boulevard Addition; thence North 02014'17" East along the West line thereof a distance of 142.83 feet to a point on the Southerly proposed right of way line of U.S. Highway #70 for the point of beginning; thence continue North 02'14'17" East along the West Line of Lot 8, Block 9, Braddock's Boulevard Addition a distance of 7.17 Feet to a point on the Southerly existing right of way line of U.S. Highway #70; thence South BMW" East along said existing right of way line a distance of 20.64 feet to a point on the Southerly proposed right of way line of U.S. Highway #70; thence South 02'34'52" West along said proposed right of way line a distance of 6.29 Feet to a point; thence North 89'52'23" West along said proposed right of way line a distance of 20.61 feet to the point of beginning and containing 139 square feet more or less. As described in Warranty Deed between Steve Pinter, unmarried, Walter Nelson Sr. and Lillie H. Nelson, his wife, and Walter Nelson, Jr., unmarried to Arkansas State Highway Commission, filed 05/11/1989, as Instrument no. 99-25094, records of Pulaski County, Arkansas. All of the above described real property is transferred subject to covenants, conditions, easements, exceptions, reservations, restrictions, rights and rights -of -way of record. TO HAVE AND TO HOLD the same unto the said Grantee(s) and unto his/her/their/its heirs, successors and/or assigns, forever, with all appurtenances thereunto belonging. And I hereby covenant with Grantee(s) that I will forever warrant and defend the title to said lands against all lawful claims whatever.
