Dear Planning Commission Members, I am writing to request a rezoning of the property located at 1417 Roosevelt Rd. from C-3 (General Commercial) to C-4 (Open Display Commercial). I am the owner of the property and I have enclosed a copy of the deed as proof of ownership. The property is currently vacant and has an area of 0.18 acres. It is surrounded by commercial and mixed -use developments on three sides and a single-family residential neighborhood on the other side. The current zoning of C-3 is incompatible with the existing and future land use patterns in the area and limits the potential of the property. I propose to rezone the property to C-4, allowing it to be utilized as a Used Car Dealership. The rezoning would be consistent with the goals and objectives of the Little Rock Comprehensive Plan, which encourages economic development and infill development of the community. The rezoning would also benefit the surrounding community by providing more services, jobs, and tax revenue. I have attached a copy of the land survey that shows the layout and description of the property. I respectfully request that the Planning Commission approve my rezoning application and recommend it to the City Council for final approval. I appreciate your time and consideration of this matter.
