The COA, as required due to its location within the historic district, was issued to the property owner in July 1996 for rehabilitating the structure. It is my understanding that the building permit was issued in 1996, that rehab work has been continuous and the anticipated completion date for the structure's rehabilitation is spring of 1999. With this understood agreement and the good faith effort of the owner, a continuation of the COA is provided and an extension of a building permit should be approved. If exterior changes or improvements are made that require a COA (see the Design Review Guidelines: MacArthur Park Historic District), the LRHDC will be notified and appropriate actions taken for a public hearing. I am requesting the requirement be reduced from three (3) feet down to two (2) feet. I need to add a 6 x 8 storage shed to my property at 419 E. 10th St. My corner lot is 58' x 55' and is smaller than the city requirement for an additional building. I understand the set back requirements are a 3' distance between property lines and 6' distance from the house. Because of the small lot size, I am requesting a 2' distance variance from an existing fenced property line on the South side of my lot, but all other sides remain the standard 3' from the property line and 6' from the houses. This one (1) foot variance will allow me to build nearer to the fence, will balance the shed on the lot, and eliminate the need to remove a very large tree. This positioning will: • Allow space to better maintain the yard with room for landscaping around the new building. o Add privacy between houses since it will block the direct view of my neighbors back porch from my back door. ® Add value to my home Y Provide a secure, neat solution to external clutter.
