If approved, the two (2) lots must be replatted into one (1) lot.
Agreed.
Staff suggests fronting the proposed building on W. 12th Street, with parking in the rear yard area, and access from the alley. A minimum of six (6) parking spaces will be required.

All signage must comply with Section 36-552 of the City’s Zoning Ordinance (signs permitted in multifamily zones).
At this time, we do not plan to construct any signs on the property.
All lighting must be low-level and directed away from adjacent properties.
Yes, the lighting will be soffit lighting.
Will there be a dumpster on the site or will City trash collection be utilized? All dumpster areas must be screened and comply with Section 36-523 of the City’s Zoning Ordinance.
Trash bins will be provided in accordance with the current city tach pickup policy. Tenants/Owners will be required to take trash to curb for pickup in accordance with the local trash
pickup schedule.

5. Contact Planning and Development Dept., Engineering Division at 501-371-4817 or at 501-918-5348 for inspections of any work in the public right-of-way prior to placement of concrete
or asphalt or for on-site clarification of requirements prior to commencing work. Failure to do so can result in removal of any improperly placed concrete or asphalt at the expense
of the owner or contractor.
We will adhere to the City’s rule for inspections prior to starting work regarding this type of work.
6. Hauling of cut and/or fill material on or off project sites over municipal streets require approval prior to a grading permit being issued. Contact Public Works Traffic Engineering
at 621 S. Broadway 501-379-1800 with any questions or for more information.
Confirmed. We will adhere to the City’s rule for requiring approval and obtaining a grading permit prior to starting this type of work.
7. Damage to public and private property due to hauling operations or operations of construction related equipment from a construction site shall be repaired by the party responsible
prior to the issuance of a certificate of occupancy.
Confirmed. We will repair any damages to public and private property.
