Markham Street Little Rock, AR 72201 RE: Kings Crossing, Phase 1 Preliminary Plat Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to subdivide this property into single family lots to allow for residential development. This project contains approximately 4.11 acres and is located east of White Oak Circle and Jasper Lane. The lot sizes proposed vary from 0.14 acres to approximately 0.18 acres, and the developer is proposing 18 lots. The existing parcel of land is currently zoned R-2. The existing landowner is Layman Lane, LLC with an address of P.O. Box 242146, Little Rock, Arkansas 72223, and the Source of Title is Instrument Number 2017-081661.The developer is Layman Lane 6, LLC with an address of 12521 Kanis Road, Little Rock, Arkansas 72211. They currently have the land under contract with the owner. There are not any applicable existing covenants or restrictions on the land. The proposed source of water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock Water Reclamation Authority. The developer will clear and grade the lots with the construction of the infrastructure. This will reduce the amount of earthen material to be hauled across public city streets. The developer is not requesting any variances or waivers with this application. Please place this item on the next available Planning Commission agenda.
