EXISTING CONDITIONS This site is located in what is mainly a commercial area; however, it is bordered on the southwest by an apartment complex. The property is currently served with water, gas and electricity, and is above all existing floodplain elevations. There are no drainage courses across the property. To the south of the site is a fully constructed drive which now serves the nearby apartment complex. B. DEVELOPMENT PROPOSAL This is a proposal to replat .34 acres of Tract 7, Home Acres Subdivision into one lot, designated as Lot "R." Approximately 200' of sanitary sewer line will have to run into the property from the north. The applicant is proposing to add 10' to the right-of-way of Geyer Springs Road, but no additional paving as the width is presently 481. No variances have been requested. C. CONFORMANCE TO ORDINANCE No variance is requested. -ecember 15, 1981 SUBDIVISIONS Item No. 4 - Continued D. ENGINEERING CONSIDERATIONS Request access from Geyer Springs to be limited to one drive. E. STAFF ANALYSIS Staff's field check revealed only one issue of significance, that of access to the site. As stated earlier, there is an existing drive to the south of the property. The applicant should make clear his intentions regarding it. Staff is willing to allow use of the drive as secondary access; however, access from Geyer Springs should be restricted to one curb cut only, due to the excessive amount currently along the thoroughfare and the width of the property. F, STAFF RECOMMENDATION Approval, subject to clarification of access and the showing of this on the plat. G. SUBDIVISION COMMITTEE ACTION: Both Mr. Don Bailey and Mr. Allan Curry were present in support of this application. They expressed agreement with Staff's recommendation of one curb cut on Geyer Springs, and stated that secondary access may be taken from the private drive. It was requested that the Geyer Springs curb cut meet City Engineering standards. A motion to approve was passed by a vote of 2 ayes, 0 nays and 3 open. PLANNING COMMISSION ACTION: Mr. Don Bailey was present in support of the application. No one objected. The applicant expressed agreement with Staff's recommendations. A motion for approval was made and passed by a vote of 9 ayes, 0 noes and 2 absent.
