sufficiency of which is hereby acknowledged, do hereby grant, bargain, sell, and convey unto the said

COMPOUNDS AND SUBSTANCES OF AIV V NATURE OR KIND. WHETHER LIQUID,
SOLID OR GASEOUS, CONTAINED IN, ON AND UNDER, OR TAAT MAY BE
PRODUCED FROM, TOGETHER WITH THE RIGHT OF INGRESS AND EGRESS
FOR THE PURPOSE OF EXPLORING FOR, DEVELOPING, REMOVING AND
EXTRACTING SAID OIL, GAS AND MINERALS, AND OTHER MATERIALS
DEFINED AS MINERALS CURRENTLY AND/OR IN THE FUTURE, ALL OF WHICH
ARE HEREBY EXPRESSLY RESERVED AND RETAINED BY THE GRANTOR, ITS
SUCCESSORS AND ASSIGNS.
SUBJECT TO building lines, easements, mineral reservations and/or conveyances, and restrictions of record, if any
To have and to hold the above described lands unto the Grantee(s) and unto his heirs and assigns
forever, together with all tenements, hereditaments and appurtenances thereto belonging.
And the Grantor does hereby covenant with the Grantee(s) that he will forever warrant and defend the
title to the above described lands against all claims whatsoever.
