Groves, Paralegal The above -referenced property is in the process of being purchased by the Applicant, Elite Equity X LLC (with this application being made pursuant to an owner authorization letter enclosed herewith), is zoned R-3, small lot single-family development with a minimum lot size of 5,000 square feet. The property has a special designation for additional development that "Permits duplexes as a conditional use. The predominant Single -Family District north of Asher Avenue and east of University Avenue." Applicant is seeking the allowed conditional use permit to construct a duplex on the property as shown in the included site plan. The Applicant is prepared to work closely with the city planning department to address any concerns and to ensure that the development meets all required standards and regulations. Applicant kindly requests consideration of the Commission of the conditional use permit application and would appreciate any guidance on how to proceed effectively so that approval can be obtained.
