Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. RE: Z-10186 Elite Equity X – Duplex – Conditional Use Permit SWC of W. 18th Street & S. Harrison Street Development Staff Comments: Staff suggests that the site plan be revised to pull the building forward, with the drive off of the alley and parking in the rear yard area. Will the owner occupy one (1) of the units? Will the units be for sale or lease/rent? Provide the dimensions for each duplex unit. Provide building elevations for the proposed duplex structure. Revise the site plan removing “Proposed Residence” to depict “Proposed Duplex.” Will the duplex structure contain a deck or patio area? If so, show on revised site plan. Will there be accessory structures placed on the property? If so, show on revised site plan. How will trash be collected? Will there be a sign? If so, all signs must comply with Section 36-551 of the City’s Zoning Ordinance (signs permitted in residential one – and two-family zones). Site lighting must be low-level and directed away from adjacent properties.
