Development Staff Comments:
Staff suggests that the site plan be revised to pull the building forward, with the drive off of the alley and parking in the rear yard area. We thought of putting parking in the rear
but dues to the elevations of the alley in relation to the lot, it isn’t feasible and economical.
Will the owner occupy one (1) of the units? - No.
Will the units be for sale or lease/rent? - Option A would be to sell, if they don’t sell, they will be rented out.
Provide the dimensions for each duplex unit. – See attached duplex plan set.
Provide building elevations for the proposed duplex structure.- See attached duplex plan set.
Revise the site plan removing “Proposed Residence” to depict “Proposed Duplex.” – Revised – see revised plot plan.
Will the duplex structure contain a deck or patio area? If so, show on revised site plan.- No deck or patio area.
Will there be accessory structures placed on the property? If so, show on revised site plan. No accessory structures.
How will trash be collected? Trash and recycling will be collected like normal in the City of Little Rock.
Will there be a sign? If so, all signs must comply with Section 36-551 of the City’s Zoning Ordinance (signs permitted in residential one – and two-family zones).- No signs
Site lighting must be low-level and directed away from adjacent properties.- No site lighting.
