Applicant Comments for Proposed Development
Applicant responses are due no later than Friday, June 17, 2025. Please submit
revised site plans, if applicable, along with any written responses. All documents
should be submitted to this email address for review.

Development Staff Comments:
1.Provide operating hours including the time and days of the week.
•Monday-Friday 8am-5pm closed Sat & Sun
2.Provide the maximum number of employees at any given time.

3.The open space (OS) buffer along the west property line shall remain undisturbed.
•Correct
4.Any dumpster placed on the site must be screened and comply with Section
36-523(d) of the City’s Zoning Ordinance.
•Correct, we will incorporate a full enclosure to meet all requirements
5.All signage must comply with Section 36-555 of the City’s Zoning Ordinance
(signs permitted in commercial zones).
•Correct, we will get signage plan approval prior to manufacturing signs
6.Site lighting must be low-level and directed away from adjacent properties.
•Lighting package will be in the building plans when we submit for
permitting
7.Provide description building materials.
•Frame of building will be red iron steel with commercial metal studs for
interior walls and building will be wrapped with rpanel and roof will be
standing seam metal roof

8.Choose one (1) of the two (2) site plans and submit to staff for review.
9.Show the following on a revised site plan:
•Clearly label all property lines.
•Label outside storage display areas
•Provide dimensions for all aspects depicted on the site plan.
•Show utility easement on the site plan.
