All documents should be submitted to this email address for review. RE: Z-6957-P Mainord – Conditional Use Permit 5100 Talley Road Development Staff Comments: 1. Provide the maximum number of employees at any given time. Max 15 2. Provide maximum capacity of animals/pets at any given time. 25-30 3. What type of animals/pets will be treated at the facility? 90% dogs & cats. 10% are small pets (rabbits, ferrets, turtles, snakes etc.) No large animals. Not farm animals. 4. Confirm there will be no outside play areas, pens or runs on the property for the proposed use. No outside play areas or runs. There is not boarding or daycare offered. Only post surgery and sick animals are hospitalized. Most patients are very sick and are often not ambulatory. The only outside space will be a small, covered, fenced off area for supervised leash walking. 5. Provide a complete Street ROW form. See attached. 6. All signs must comply with Section 36-553 of the City’s Zoning Ordinance. Will comply. 7. Dumpsters must be screened as per Section 36-523 of the City’s Zoning Ordinance. Will comply. 8. Additional site lighting must be low-level and directed away from adjacent properties. Will comply. Torrence, The following are our responses to the other department comments: 1 - Will provide ADA Access to the Right-of-Way - See attached site plan. 2 - Will change the existing Handicap Parking with the current standards. See attached site plan. 3 - Drives are existing to remain. 4 - The driveways are existing & will remain. 5 - Acknowledge that dumpster enclosures are required to be permitted & be designed by a Licensed Structural Engineer. 6 - Acknowledge the requirement for inspections in the public right-of-way. 7 - Acknowledge requirement for a grading permit. 8 - Acknowledge responsibility of the public & private property due to construction is our responsibility. I have attached the Development Staff Comments with responses. We submitted the street right- of-way form but have attached it again. I have attached a revised site plan showing the access to the right-of-way, changed the ADA parking spaces & the covered & fenced area for the supervised leash walking.
