Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to subdivide this property into single family lots to allow for
residential development. This project contains approximately 27.46 acres and is located south of the
existing Copper Run subdivision. The lot sizes proposed vary from 0.13 acres to approximately 0.17
acres, and the developer is proposing 91 lots. The existing parcels of land are currently zoned PRD and
R-2.
The existing landowner and developer is Copper Run 6, LLC with an address of 12,521 (Canis Road,
Little Rock, Arkansas 72223, and the Source of Title is instrument Number 2024-016285. There are not
any applicable existing covenants or restrictions on the land. The proposed source of water is from
Central Arkansas Water with the wastewater disposal being collected by Little Rock Water
Reclamation Authority.
The owner would like to advance grade these phases with the construction of the infrastructure. This
will reduce the amount of earthen material to be hauled across public city streets.
The developer would like to request a variance for twenty -foot front and rear building setbacks, along
with five-foot side building setbacks to match the existing Copper Run subdivision. The developer is
also requesting a variance for minimum lot size of 50' x 115' or 5,750 square feet, this will also match
the existing Copper Run subdivision.
