Commencing at the Southwest Corner of Kenwood Estates Ph 1B recorded as Instrument
#: 2003035850; thence leaving said Southwest Corner South 02 degrees 10 minutes 06
seconds West 171.15 feet to the Point of Beginning; thence along a curve to the left
having a radius of 456.19 feet and a chord bearing and distance of South 66 degrees 33
minutes 57 seconds East 324.44 feet; thence South 88 degrees 59 minutes 23 seconds
East 618.07 feet; thence South 02 degrees 09 minutes 15 seconds West 15.00 feet; thence
North 88 degrees 59 minutes 23 seconds West 617.97 feet; thence along a curve to the
right having a radius of 471.19 feet and a chord bearing and distance of North 67 degrees
23 minutes 32 seconds West 322.77 feet; thence North 02 degrees 10 minutes 06 seconds
East 19.96 feet to the Point of Beginning, containing 0.327 acres more or less.
NOW, THEREFORE, WITNESSETH:
That we, The Owners, hereinafter termed the Grantor, has caused said tract of
land to be surveyed and Engineered by Holloway Engineering, Surveying & Civil
Design, PLLC, Registered Professional Engineers and Land Surveyors, and a plat thereof
made which is identified by the title: The Revised Preliminary Plat of Kenwood
Subdivision, City of Little Rock, Pulaski County, Arkansas, said plat is dated June 11,
2025, and bears the signature of said Land Surveyor and Engineer and the said Grantor
and bears a Certificate of Approval executed by the Little Rock Planning Commission
and is on record in the Office of the Circuit Clerk and ex-Officio Recorder of Pulaski
County, Arkansas, Document Number ______________________ and the Grantor does
hereby make this the Bill of Assurance.
The Grantor does hereby certify that they will have replatted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designed on said plat and every deed of conveyance for said property shall use this
designation.
The filling of this Bill of Assurance and plat for record in the Office of Circuit
Clerk and ex-Officio Recorder of Pulaski County shall be a valid and completed delivery
and dedication of the streets and easements shown on said plat.
All buildings constructed on said lots shall be constructed no nearer to the street
than the building line on the plat and all building lines shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
