ORDINANCE NO. 14,957
AN ORDINANCE AMENDING SECTION 43-2 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Section 43-2 of the Code of Ordinances
of the City of Little Rock, Arkansas, is hereby amended by
amending the map referred to in that section to the extent
that the Hickory "PRD" District is hereby amended to comply
with the Ordinance repealing Ordinance No. 14,105 and that
section is hereby designated as "R-2" Single Family zoning.

Dear Richard:
On behalf of the Owners of the above referenced property, we are requesting
approval of the preliminary plat for Hickory Creek Subdivision.
I have enclosed 15 prints of the proposed preliminary plat along with a
check i n the amount of $574.00 for your revi ew fee.
The 64.2 acre subdivision will contain 87 lots and approximately 7,240 feet
of new street. The internal street system is proposed to be a private
street system. All lots will be served by the private street except lots
85, 86 and 87 which will be served from Hinson Road. A gate and guard house
will be located at the entrance to the subdivision to limit access to the
subdivision.
The 200 foot wide floodway required for Hickory Creek will be developed into
a lake system. The lake will generally be excavated below the existing
stream flow line and the water surface will be near the elevation of the
existing stream bed. Hydraulic calculation along with more detail plans for
the lake system and bridge will be submitted to City Engineering and the
Corps for their review and comments.

WHEREAS, Ordinance No. 14,105 was passed on
September 1, 1981; and
WHEREAS, the Ordinance changed the zone classification
from "R-2" Single Family to "PRD" on the following described
p�pperty:
Part of the SW 1/4, SE 1/4, Section 19, T-2-N,! R-13-W,
in Pulaski County, Arkansas, more particularly
described as follows: Beginning at the SW corner of
the SW 1/4, SE 1/4, said Section 19;-thence N 1° 24'
45" W along the West line of said SW 1/4, SE 1/4, 660.0
feet; thence N 890 24' 30" E, 660.0 feet; thence S 1°
24' 45" E, 660.0'feet to a point on the South line of
said Sint 1/4; SE11/4; thence S 89" 24' 30" W along said
South line 660.0 feet to the point of beginning; AND
the East 800 feet of the SE 1/4, SW 1/4, Section 19,
T-2-N, R-13-W in Pulaski County; AND the SW 1/4 of the

WHEREAS, the Ordinance was to have taken effect upon

development plan/plat within the prescribed time; and
WHEREAS, the Planning Commission by resolution on
September 10, 1985, (attached as Exhibit A) recommended that
the above described property be reclassified and that the
"PRD" classification be revoked,
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 14,105 is hereby
repealed.
SECTION 2. That the preliminary site development
plan/plat approved by Ordinance No. 14,105 is hereby
revoked.

This firm represents the interest of Deltic Farm and Timber Co., Inc.,
owners of undeveloped property to the south and west of the -subject
site.
We would like by this letter to lodge an objection to the proposed
private (non -continuing) street system in Hickory Creek Addition.
If this plan is approved, this project with Hickory Hills to the
south, will effect non -continuance of public streets for over 1/2 mile
in an area of where practically no access exists.
