Site plan must comply with the City's minimal landscape and buffer ordinance requirements and the Presidential Park Overlay District. 2. Signage is to be reviewed and permitted separately. 3. In accordance with the Presidential Park Overlay District no surface parking is allowed along 6th Street. Parking structures along these streets must either have non -vehicular uses on the first (ground) level or a false facade along the street so as to appear to be a non -vehicular use area. 4. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property. The minimum width of this planting area within areas designated as "mature" is six (6) feet, nine (9) inches. The perimeter planting strips on north and west sides of the property do not comply. A variance from the City Beautiful Commission will be required. 5. The wood fence located on the east side of the property is shown outside of the property line in the public right-of-way. No construction within a public easement is allowed without first obtaining required permits from public works, and planning and development. 6. A certificate of occupancy cannot be obtained until the above items are addressed. 7. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
