1. Any new site development must comply with the City's minimal landscape and buffer ordinance
requirements and the requirements, Little Rock Zoning Ordinance, Sec. 36-342.1. UU Urban Use
District.
2. In accordance with Sec. 36-342.1., (c) Development criteria, (10) Parking requirements. (c)
[Screening.] An opaque screening wall no less than three (3) feet in height shall be placed on the
exterior perimeter of the first floor of the street frontage of all parking structures not otherwise
required to have active uses or building facade construction as noted in subsection a. above. The
screening wall shall extend above the finished floor of the first floor of the parking structure so
as to screen vehicles in the parking structure.
Provide or verify screening adjacent to the west (Center Street) right-of-way.
In accordance with Sec. 36-342.1., (c) Development criteria, (5) Landscaping (b) Street trees a
minimum of three-inch caliper shall be required (type of trees as listed in landscape ordinance
[chapter 15]). The trees shall be located a minimum of two (2) feet off the back of a curb and
shall be thirty (30) feet on center and no closer than thirty (30) feet to a street intersection with
a water source provided. The tree canopy shall be maintained at least eight (8) feet above the
sidewalk.
Provide required street trees adjacent to the Center Street.
A franchise agreement must be obtained from Little Rock Public Works to place landscape
materials in the public right-of-way. Contact Engineering Technician, Bennie Nicolo at 371-4818.
Return (1) copy of the franchise agreement to the Plans Development Administrator.
4. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
5. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
