The following comments have been sent to the developer and will need to be addressed before releasing for permit.
Permit number has not been activated in Cornerstone.
A complete review will be conducted upon submittal of full size, hard copy, scaled plans to insure compliance with the
City's minimal landscape, buffer, and zoning ordinance requirements. In addition the following general comments will
need to be taken into consideration when finalizing your submittal.
The use of the building will need to be provided to insure compliance with the 12 zoned property. Also, indicate
any future development for the remainder of the property.
■ What material will be used to pave the open multi -use area?
• All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Provide
notes on plan specifying type and location of mulch, edging, wheel stops, and/or concrete curb and gutter.
The south and west surfacing does not indicate curb and gutter or other device to prevent wheel damage to
adjacent landscape.
■ A land use buffer six (6) percent of the average width / depth of the lot will be required when an adjacent
property has a dissimilar use of a more restrictive nature. The properties south, east, and a portion of the west
are zoned R-2. The remainder of the adjacent west property is zoned PCD. As a component of all land use buffer
requirements, opaque screening, whether a fence or other device, a minimum of six (6) feet in height shall be
required upon the property line side of the buffer. A minimum of seventy (70) percent of the land use buffer
shall be undisturbed. Easements cannot count toward fulfilling this requirement. The plantings, existing and
purposed, shall be provided within the landscape ordinance of the city, section 15-81.
Plans indicate that seventy (70) percent of the perimeter buffers have not been retained as undisturbed. In
addition screening method and required landscape on the shown landscape plan.
The approximate width of the site is 325 linear feet. A minimum twenty (20) foot buffer will be required. In
addition a minimum landscape strip nine (9) feet in width is required between in any vehicular use area and
property line. The zoning buffer and landscape strip are deficient at the northeast portion of the site.
Street buffers will be required at six (6) percent of the average depth of the lot. The minimum dimension shall
be one-half (%z) the full width requirement but in no case less than nine (9) feet. The maximum dimension
required shall be fifty (50) feet.
The average approximate depth of the lot is 815 linear feet. A forty-nine (49) foot street buffer will be required

Registered Landscape Architect.
An irrigation system shall be required for developments of one (1) acre or larger.

evenly distributed throughout the parking area(s). The minimum size of an interior landscape area shall be one
hundred fifty (150) square feet. Interior islands must be a minimum seven and one half (7 1/2) feet in width.
Provide the percentage of paving and interior landscape on the plan.
• Building landscape areas shall be provide at the rate equivalent to planter strip three (3) feet wide along the
vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each
forty (40) linear feet of vehicular use area abutting the building.
There is approximately 440 linear feet of building adjacent to the vehicular use area. A minimum of 1,320
square feet of building landscape area will be required. Indicate on the plan the building landscape areas and
associated plant materials.
Before a building permit can be released three (3) copies of the revised plans addressing the above comments
and one (1) copy of the survey will need to be returned for a complete review.
